      随着城镇化的推进,农村剩余劳动力向城市转移,但我国早期户籍与住房制度以及城乡分割二元金融制度却成为农业转移人口市民化的较大障碍。农业转移人口在城市落户定居,其消费能力逐渐增强,消费结构逐渐升级,创造的巨大内需能够有效推动我国“双循环”格局的构建。通过构建Probit以及IV Probit模型深入考察农业转移人口住房实现模式、购房意愿、购房融资需求的影响因素。研究结果显示:(1)对于住房实现模式而言,户主为第三代农业转移人口的家庭拥有自有住房的可能性较低,同时对应的住房实现模式主要为租赁,但这一群体具有更高的购房需求。(2)个人特征与家庭特征均会影响农业转移人口家庭的住房实现模式及购房融资行为,城市资本包括人力资本、经济资本以及社会资本的积累均对农业转移人口家庭自有住房、购房意愿以及购房融资具有显著的正向影响。(3)土地资源禀赋有助于增加农业转移人口财产性收入,降低市民化成本,对农业转移人口的购房意愿具有显著的正向影响。(4)社会保障覆盖能够显著增强农业转移人口的购房意愿与住房融资意愿。为此,必须加大住房消费金融支持力度,弱化农业转移人口住房融资约束,同时应扩大住房保障覆盖范围,提高农业转移人口收入水平,从而增强其住房支付能力。

      Urbanization has witnessed the surplus rural labor force transferred to city.However,the early registered residence and housing system and the dual financial system of urban rural division have become a major obstacle to the citizenization of agricultural transfer population.After settling in cities,they experienced enhanced consumption capacity and upgraded consumption structure which would considerably contributes to the domestic demand and thus effectively promote the construction of China’s “double cycle” pattern.By constructing Probit and IV Probit models,this paper investigated the influencing factors of housing realization mode,purchase intention and purchase financing demand of agricultural transfer population.The results showed that,firstly,for the housing realization mode,families of the third generation of agricultural transfer population has a low possibility of possessing their own houses,and their corresponding housing realization mode is rent,but they have higher demand for house purchase.Secondly,personal characteristics and family characteristics affect the housing realization mode and house purchase financing behavior and the accumulation of urban capital have a significant positive impact on the self owned housing,house purchase willingness and house purchase financing of agricultural transfer population.Thirdly,land resource endowment helps to increase the property income and reduce the cost of citizenization,which has a significant positive impact on the purchase intention of agricultural transfer population.Fourthly, the coverage of social security can significantly enhance their house purchase willingness and housing financing willingness.Therefore,we must strengthen the financial support for housing consumption in order to relieve the housing financing constraints of agricultural transfer population,expand the coverage of housing security,improve the income level of agricultural transfer population to enhance their housing affordability.
